根據(jù)泰國(guó)共管公寓法（condominium act）19條中對(duì)于“外國(guó)人”持有公寓產(chǎn)權(quán)的規(guī)定，如果外國(guó)人的繼承人不是泰國(guó)籍，那么也必須按照第19條規(guī)定合規(guī)后成為有資格的外國(guó)人后才可以獲得注冊(cè)地契，否則繼承的房產(chǎn)必須在1年內(nèi)出售。

按照19條規(guī)定，一般外國(guó)人獲取注冊(cè)公寓地契資格的操作是：通過(guò)國(guó)外轉(zhuǎn)入泰國(guó)的外匯，兌換成泰銖購(gòu)房，并擁有銀行的外匯兌換證明。

繼承也必須進(jìn)行如上操作，否則無(wú)法注冊(cè)地契。
